Beverly Hills Mansion ‘Villa Lulu’ Owned by Billionaire Steve Wynn Returns to Market

Villa Lulu, one of Beverly Hills’ largest and priciest residences in the posh 90210 zip code, is back on the market. The 2.7-acre property with 27K square feet of indoor living space was purchased in 2015 by Wynn Resorts founder Steve Wynn.

Wynn has been shopping Villa Lulu, located along Benedict Canyon Dr. via a private cul-de-sac, since 2020. The former chairman and CEO of Wynn Resorts purchased the lavish mansion for $47.85 million. He spent many millions more renovating the palatial 11-bedroom, 16-bath abode.
Following his abrupt 2018 exit from Las Vegas and the gaming industry that made him a billionaire several times over, the now-83-year-old has ventured into luxury residential real estate on Florida’s east coast. He’s sold off most of his assets outside of Florida, including his Summerlin mansion west of the Las Vegas Strip on Billionaire’s Row in 2022 for $17.5 million.
Wynn has struggled to find a buyer for his prized real estate in Beverly Hills, the most expensive in his portfolio. After initially asking $125 million, the billionaire slashed the price to as low as $65 million as of last year. He yanked the listing in July but returned in January 2025 with Christie’s International Real Estate Southern California with an asking price of $75 million.
Could Los Angeles Wildfires Increase Sale Odds?
Many affluent homeowners lost their homes in the recent Los Angeles wildfires only miles from where Wynn’s pad stands. It only takes one buyer for Wynn to exit Los Angeles, and his listing agent Leonard Rabinowitz believes the recent devastation could prompt a buyer into moving inland.
Perhaps a touch,” Rabinowitz told Mansion Global about whether the wildfires could increase the available pool of buyers for Wynn’s extravagant Beverly Hills complex. “There is a movement back to more traditional and warm homes, which this property is.”
While 1210 Benedict Canyon blends beautifully into the Santa Monica Mountains, inside the house oozes Wynn luxury one would find at the company’s Las Vegas Strip resorts. Wynn brought Roger Thomas, among the most influential interior designers in the global gaming industry who laid out the interiors of Wynn Las Vegas and Encore, to Beverly Hills to restyle the mansion.
Bold colors with a polychromatic palette, rich textures, layers of patterns, and a sense of escapism are abundant. Rogers says he’s the creator of “evoca-tecture,” or the emotions he seeks to provoke through his work.

Beverly Hills Home Amenities
Wynn’s Beverly Hills home has a seemingly endless list of amenities, including a guest lanai suite with a full kitchen and living room. There’s a reception area, a grand living room, indoor and outdoor dining rooms, an owner’s office, a theatre, a wine room, a gymnasium, and a spa.
There is a full-sized tennis court, an air-conditioned lanai pool house fully equipped with a kitchen, and an internal generator that can power the entire complex for more than a week. As for taking care of the place, the property has staff quarters with six individual bedrooms and a staff kitchen.
