MGM Grand Las Vegas Getting $300 Million Upgrade

MGM Resorts International released details of its planned $300 million refresh of MGM Grand Hotel & Casino on the Las Vegas Strip, which will include updates of all of the 4,212 rooms and suites in the main tower.

MGM Grand is home to the biggest casino in Las Vegas and two years ago, it was named the largest individual hotel building in the world by the World Record Academy. By number of rooms, MGM Grand is not the largest hotel in the world. That distinction belongs to the First World Hotel in Malaysia, which has 7,351 rooms. New rooms are being added as part of the $300 million spend.

These new rooms and suites add to the diverse collection of remodeled accommodations available at MGM Grand, including the 700-room Studio Tower which was completed in 2022,” according to a statement issued by the gaming company.

Those rooms are expected to be available for booking by March with the overall enhancement slated to be finished by December.

MGM Grand an Icon of the Strip

MGM Grand opened on the Strip in December 1993 and cost an estimated $1.1 billion to build. The casino resort, known for its green exterior lighting, is home to MGM Grand Garden Arena. That entertainment venue has hosted some of the biggest names in pop music as well as some of the most famous fights in the history of boxing.

In January 2020, MGM announced the sale of Mandalay Bay and MGM Grand to a joint venture controlled by MGM Growth Properties (MGP) and Blackstone Real Estate Income Trust (BREIT). At that time, the breakdown was a 50.1% stake to MGP, with BREIT owning the remainder. VICI Properties acquired that interest when it purchased MGP in 2022.

In December 2022, VICI paid $4.27 billion to BREIT to acquire the remaining percentages of the two integrated resorts it didn’t previously own. Under triple-net leases — the rental structure applicable to MGM Grand — the operator of the venue, not the owner of the real estate, is responsible for maintenance and upgrades.

Included in the $300 million in spending to refresh MGM Grand is the addition of 111 suites in the main tower, which bring the total to 753.

“These newly designed suites will feature a refined blend of dark ebony and walnut wood finishes, accentuated by lighter tones and sheer roller shades that create a brighter, more inviting atmosphere. The livable entertainment areas will include comfortable sectionals and lenticular artwork that transforms based on the viewer’s perspective,” adds MGM.

The update will also include new resort experiences, including Netflix Bites — a restaurant with food inspired by various Netflix shows — and the summer debut of the Palm Tree Beach Club.
