Flippin’ Good Chicken, Burgers, Beer Closes on Fremont East
Another Fremont East fixture has closed. Downtown’s Flippin’ Good Chicken, Burgers, Beer has shuttered without warning.
It looks like Flippin’ Good posted its closure notice on Jan. 8., 2025, but we aren’t going to dwell on that because it makes it look like we were asleep at the wheel.
We quite enjoyed this restaurant, despite the country music, which tends to ruin everything.

Flippin’ Good opened in August 2015 and was originally named Flippin’ Good Burgers & Shakes.
If you remember what was in that space before Flippin’ Good, you are Vegas enough. (It was Uncle Joe’s Pizza and Kabob Korner.)

In case you breezed by that message, it says, in part: “Since opening in 2017, Flippin’ Good has been more than just a restaurant; it has been a gathering place for locals and visitors alike to enjoy good food, great company, and unforgettable memories. From our famous Nashville Hot chicken sandwiches & fried pickles to our frozen concretes and vegan eats, it has been an honor to bring smiles to the faces of our guests and be a part of this vibrant neighborhood.”
Yes, it says they opened in 2017, but that’s inaccurate. We know because we were there for the opening and the reopening (following a renovation and transition from fast food to fast casual).

There have been a rash of downtown closures, including Smashed Pig (Flippin’ Good’s neighbor), Inspire Nightclub, Downtown Cocktail Room and Donut Bar (near Carson Kitchen) and Donut Bar’s replacement, Donut Hole (from Carl’s Donuts).
What do all these venues have in common? They closed after their buildings were purchased by Boston Omaha Asset Management. The company bought these properties from the Tony Hsieh estate in October 2023.
Boston Omaha also owns the former John E. Carson Building, now called Tony @ Carson, as well as the space where the Glitter Gulch tiki bar now sits, formerly Nacho Daddy (Nacho Daddy moved next door).
Is Boston Omaha Asset Management responsible for these businesses closing? Not really. They just started charging grown-up rents based upon business realities.
The rents were artificially low for many years due to the magnanimity of Tony Hsieh and his Downtown Project.
Tony Hsieh passed away in 2020 and his legacy has been slowly dismantled, a reminder of how critical his personal involvement and wealth drove a lot of the business development in downtown Las Vegas.

While Tony Hsieh’s properties are being sold off by his estate, there’s another force of nature at work keeping Fremont East vibrant and bustling, Energizer Bunny Ryan Doherty.
Doherty owns and operates Cheapshot, Discopussy, Commonwealth (and its Laundry Room speakeasy), Lucky Day, Park on Fremont, We All Scream and La Mona Rosa.

There are quite a few spaces for lease on Fremont East currently.
Smashed Pig, however, will be replaced by Taco Escobarr. The Smashed Pig space has been vacant since May 2023.
Downtown is a wild place to do business, that’s for sure.
Remember F. Pigalle (now Evel Pie)? F. Pigalle replaced Radio City Pizzeria. Insert Coins and Red (now Discopussy)? Vanguard Lounge (now Lucky Day)?
