Caesars Ent. Chooses Contractor to Lead Flamingo Las Vegas Overhaul

  • The firm is currently managing the Four Seasons Private Residences in Henderson and the Campus for Hope in West Las Vegas

Suffolk, a Boston-based construction firm, has announced its selection to lead the renovation and expansion of the Flamingo Las Vegas for Caesars Entertainment, timed to the property’s 80th anniversary later this year.

For Suffolk, this marks its entry into major Las Vegas Strip resort construction. The Flamingo — opened on December 26, 1946 — remains the oldest continuously operating brand on the boulevard, and Caesars is entrusting the newcomer with modernizing its public spaces and arrival experience while preserving the 24/7 revenue stream.

The Renovation Blueprint

The project focuses on a reimagined arrival experience, including a completely redesigned lobby with an all-new centerpiece bar offering tabletop gaming and lounging, upgraded registration areas for standard and VIP guests, refreshed public spaces, and a revamp of Bugsy’s Bar on the casino floor. Design is by Allard & Conversano, incorporating tropical and flamingo-themed elements.

In a statement from Caesars Entertainment’s November 2025 announcement, Dan Walsh, Senior Vice President and General Manager of Flamingo Las Vegas, explained the vision:

“We’re introducing fresh designs that complement the recent additions to the property, creating spaces that feel modern yet unmistakably Flamingo. The resort has always been an icon on The Strip, and these renovations ensure it remains a vibrant, must-visit destination for years to come.”

Suffolk’s Entry Strategy

Suffolk established its permanent Nevada presence in 2023 and is relocating to its Hughes Center headquarters (3800 Howard Hughes Parkway) in early 2026. The firm has a national gaming resume, including the $2.6 billion Encore Boston Harbor and Florida’s $1.5 billion Seminole Hard Rock Guitar Hotel.

In the Las Vegas area, Suffolk is already building:

  • Four Seasons Private Residences: A luxury high-rise in Henderson, where they recently completed a major concrete pour.
  • Campus for Hope: A 20-acre civic facility for homeless services in the West Valley.

While advancing in Las Vegas, Suffolk operates under a late-2024 Florida federal court judgment from a breach-of-contract dispute over the Met Square skyscraper in Miami. The court ordered Suffolk to pay $4.1 million in damages plus $1.2 million in pre-judgment interest to the surety, Berkley Insurance, in a ruling that cited mismanagement leading to a “chaotic” environment — including forcing subcontractors to work across multiple floors simultaneously.
