Red Rock Resort appears to have had a major falling out with Bua Food Group, the company operating Lotus of Siam (the original isn’t involved: read on), Naxos Taverna and the casino’s popular oyster bar.<\/p>\n

Station Casinos confirmed the tenancies of all three venues will end Oct. 29, 2026.<\/p>\n

Station Casinos is being tight-lipped about why this partnership imploded, but there are lots of breadcrumbs to follow. The bottom line: There’s a metric ass-ton of drama, and we’ve got more details than you could ever need, want or imagine.<\/p>\n

Lotus of Siam has an impeccable reputation if you don’t count the Red Rock location, a place we’re pretty sure was the inspiration for the word “meh.”<\/figcaption><\/figure>\n

We should probably start with the statement from Station Casinos: “Red Rock Casino and the entities that operate Lotus of Siam, Naxos Taverna and the Red Rock Oyster Bar outlets have agreed that their tenancies will end effective Oct. 29. Station Casinos will resume operations of the Red Rock Oyster Bar Oct. 30 and will continue to offer its signature recipes and dishes that have made it a city-wide favorite. Plans for the other two restaurants will be announced in the coming weeks.”<\/p>\n

Station Casinos is being very careful in its statement, especially the part about this being a mutually agreed-upon decision. Please.<\/p>\n

Restaurant leases are usually five or 10 years.<\/p>\n

The three venues opened at Red Rock in 2022. This isn’t a naturally occurring break-up.<\/p>\n

The three concepts were all operated by Bua Food Group, a hospitality company created by Penny Chutima and Lou Abin.<\/p>\n

The oyster bar was sort of licensed to Bua Good Group, so it could share the Naxos Taverna kitchen, which is why Station will take back operation of the Oyster Bar on Oct. 30, retaining its recipes and menu. Let’s just leave the oyster bar out of the rest of this, as it’s not going anywhere.<\/p>\n

Oyster comes from Old French “oistre,” which came from Latin “ostrea,” ultimately from Greek “ostreon,” meaning “possessing the same flavor profile and consistency as phlegm.”<\/figcaption><\/figure>\n

The more interesting aspect of these closures is that this unexpected shake-up of Red Rock’s restaurant lineup is happening against the backdrop of years of increasingly ugly litigation among the people behind the restaurants.<\/p>\n

Penny Chutima is the daughter of Lotus of Siam chef and co-founder Saipin Chutima.<\/p>\n

Abin comes from the Vegas nightlife world, previously working at Tao Group.<\/p>\n

The pair formed Bua Group in 2021.<\/p>\n

The Lotus of Siam at Red Rock was the third Las Vegas location of the acclaimed Thai restaurant. Saipin Chutima opened Lotus in Commercial Center in 1999. Chutima won a James Beard Award for “Best Chef: Southwest” in 2011, among many other accolades including the fact we love the original Lotus and we tend to hate everything.<\/p>\n

The Red Rock location of Lotus of Siam opened under a trademark licensing arrangement.<\/p>\n

In 2021, Bua Group was given the right to open as many as three Lotus of Siam restaurants. Bua Redrock LLC was created to operate the Red Rock restaurant. Court records say Bua Group originally wholly owned Bua Redrock, although outside investors later acquired about 15% of the company.<\/p>\n

The arrangement gave Bua access to one of the most respected restaurant names in Las Vegas, but the Lotus of Siam trademark remained under the Chutima family’s control.<\/p>\n

Under the licensing agreement described in federal court filings, Saipin Chutima retained significant control over the Lotus product. She created the initial menus, trained employees and had the right to update menus and training procedures. The Chutima operation also supplied proprietary food components prepared using what it describes as “trade-secret recipes.”<\/p>\n

Then things started going pear-shaped, mostly because we can’t think of anything in Thai cuisine that looks like a pear, other than “thong yip,” which the Internet says can be molded into the shape of pears. We are tempted to make a thong joke here, but do not want to be canceled for cultural appropriation.<\/p>\n

According to allegations by the Chutimas, Abin began pushing Lotus of Siam at Red Rock in a direction they didn’t like.<\/p>\n

Court documents describe Champagne party brunches with DJs and scantily clad dancers. The menu reportedly expanded to include decidedly non-Lotus fare such as Iberico pork and chicken and waffles.<\/p>\n

In 2023, the Chutimas claimed Bua Group had violated the trademark agreement, specifically the “WTF are you actually doing?” clause.<\/p>\n

Bua Group disputed those accusations and ultimately sued TChutima (the Chutima family company that owns the Lotus of Siam trademark)\u00a0and Penny Chutima in state court. Among other things, Bua alleged TChutima had breached the agreement and Penny had violated obligations to Bua Group and Bua Redrock.<\/p>\n

There will be a quiz.<\/p>\n

Court documents say the relationship between Penny Chutima and Lou Abin deteriorated to the point where they became deadlocked over management of Bua Group. A federal judge later rather elegantly summarized their evolution by saying the two had gone from “friends to foes.”<\/p>\n

The Chutimas subsequently alleged Bua Group stopped buying proprietary ingredients from them, prevented Saipin Chutima from training employees or updating the Red Rock menu and began serving what TChutima characterized in court filings as “imitation versions of Lotus dishes.”<\/p>\n

We describe the Lotus of Siam dishes at the Red Rock location a little differently, specifically, “not very good.”<\/p>\n

We ate there once or twice, but never went back.<\/p>\n

How mid do you have to be in order to screw up Lotus of Siam?<\/p>\n

Naxos was generally well-received despite the name sounding like it could’ve been a cybersecurity company, EV startup, cloud platform, biotech firm or luxury appliance brand.<\/figcaption><\/figure>\n

Anyway, Bua Group has disputed the Chutimas’ version of events.<\/p>\n

In May 2024, TChutima sent Bua Group a formal notice of default and demand to cure. A federal lawsuit<\/a> followed weeks later, alleging trademark infringement, misappropriation of trade secrets, breach of contract and other claims.<\/p>\n

The litigation turned into something of a procedural food fight involving injunctions, discovery disputes, attempted attorney disqualifications and arguments about who even had authority to speak for Bua Group.<\/p>\n

In October 2025, the federal court substituted Lou Abin as a “derivative defendant” in place of Bua Group. Discovery battles continued into 2026. A January court order described the discovery process as “messy.”<\/p>\n

The federal case is still active and uglier than ever.<\/p>\n

Which brings us back to Red Rock.<\/p>\n

We are left to speculate about why these restaurants are closing: They weren’t doing all that well and Station Casinos grew weary of the legal shitshow it was being dragged into, even if only by association.<\/p>\n

Whatever drama might be happening, successful Las Vegas restaurants don’t close unless there’s a sex scandal involved. (Looking at you, Todd English and Mario Batali.)<\/p>\n

Red Rock’s Lotus of Siam cost Station Casinos about $5 million to build out in the former Feast Buffet space. Additional millions were spent on Naxos.<\/p>\n

There’s been a lot of restaurant churn at Red Rock over the years. Founder Frank Fertitta III has a reputation for having strong opinions about restaurants. As the olds call it, he’s known for being “persnickety.”<\/p>\n

These closures have to sting, not just because of the cost, but because a sudden closure involving lots of drama reflects poorly on everyone involved.<\/p>\n

We may revel in the glorious drama, but the employees whose livelihoods are disrupted deserve better. (The folks affected aren’t Station Casinos employees.)<\/p>\n

When we hear what’s next for these spaces, we’ll pass it along.<\/p>\n

In the meantime, Lotus of Siam fans can still get their fix at the restaurant’s Flamingo Road and Sahara Avenue locations.<\/p>\n
