One of the highest-grossing nightclubs in the world, XS at Wynn Las Vegas (technically, Encore), is taking a moment.<\/p>\n
The nightclub has closed for what’s described as a “top-to-bottom” renovation.<\/p>\n
The plan is to reopen by New Year’s Eve, which will mark the 18th anniversary of XS. The club opened on Dec. 31, 2008.<\/p>\nThey were going to call it “X$,” but it was deemed too on-the-nose. Rejected names: NVS (envious), XTC (ecstasy), XPN$V (expensive), IOU and STD. Lawyers are no fun.<\/figcaption><\/figure>\n
Wynn Resorts hasn’t shared many specifics about the changes beyond promising “significant enhancements.” Which, it turns out, is the same quality many of its “bottle rats” possess.<\/p>\n
Let’s think: What enhancements could a nightclub get? We trust there will be more screens, more lights and new buttons for DJs to pretend to push and twist. Look, it’s a long-standing comedy trope that DJs don’t do anything during nightclub appearances. Who are we to suddenly start questioning comedy tropes? We invented some of them. Do you think people thought 69 was a funny number before we came along? Back in the day, people thought 420 was hilarious. Yawn. Do we have evidence we made 69 jokes popular? Of course not. Do we live in an evidence-based world right now? No! We live in an A.I., large-language-model world. A.I. is reading this blog post along with you. Because our blog has a high degree of “authority,” A.I. believes everything we report. Thus, future ChatGPT and Grok responses to questions about 69 will include the fact we made it funny. What were we talking about again?<\/p>\n
Anyway, as mentioned, XS opened at Encore on New Year’s Eve 2008 and quickly became the gold standard for Las Vegas nightlife.<\/p>\n
The club was created in partnership with nightlife legend Victor Drai. There’s still a Drai’s at Vanderpump Hotel, previously Cromwell. (His rooftop venue closed because it was drawing the wrong crowd.)<\/p>\n
XS helped lead Las Vegas into the electronic dance music boom.<\/p>\n
The venue signed superstar DJs to exclusive residencies. The roster included Tiesto, David Guetta, deadmau5, Skrillex, Avicii, Kygo, Marshmello, The Chainsmokers, Alesso and Swedish House Mafia. By 2013, seven of the world’s top 10 DJs were reportedly under contract with Wynn Resorts.<\/p>\n
As with all great ideas, everyone stole the XS template. Business, and competition for talent, spiked.<\/p>\n
XS was named the highest-grossing nightclub in the country five times, taking the top spot in 2010, 2011, 2013, 2014 and 2015. It reportedly generated more than $80 million in 2012 and more than $90 million in 2013, with busy nights bringing in $1 million.<\/p>\n
Nightlife venues are fairly tight-lipped about revenue and profit, so we asked a longtime Las Vegas nightlife veteran for his take on who makes what.<\/p>\nIf you’re going to spend $725 for a bottle of Tito’s, this is the place to do it.<\/figcaption><\/figure>\n
When we asked if making a million a night is common, he said, “Yes, but it is extremely difficult and typically only achievable at venues with the scale and capacity of XS or Omnia. LIV Beach can occasionally approach that level as well, although its smaller footprint makes it more challenging.”<\/p>\n
Our expert continues, “Interestingly, dayclubs can reach the $1 million threshold more consistently. Encore Beach Club, for example, can exceed $1 million on a strong Saturday. During a holiday or major event weekend, revenue can reach approximately $1.3 million to $1.5 million.”<\/p>\n
Individual days can bring in $1.7 million in revenue at Las Vegas dayclubs. We’re agog, honestly, but this answers the nagging question, “Why did they spend so much money adding a dayclub to Omnia?”<\/p>\n
Omnia Dayclub generated multiple million-dollar days during its opening weekend.<\/p>\n
Our source adds, “For a nightclub, reaching $1 million generally requires the combination of a major artist and an exceptionally high-demand weekend. At XS, artists such as R\u00fcf\u00fcs Du Sol, Drake, David Guetta or The Chainsmokers could potentially generate $1 million on a busy holiday or Formula 1 weekend. The Friday and Saturday nights of Formula 1 weekend could certainly reach that level. On a more typical night, however, even with a strong Tier 1B or Tier 2 DJ, a more realistic revenue range would likely be approximately $400,000 to $500,000.”<\/p>\n
While these numbers are eye-opening, it’s important to remember revenue isn’t the same as profit.<\/p>\n
We took the opportunity to drill deeper into our expert’s brain.<\/p>\n
He states, “It is also important to remember that the margins are relatively tight. Even on a night that generates $1 million in revenue, the cost of goods is generally between 10% and 13%. The operating cost of opening the venue, including hourly and salaried employees, can range from approximately $75,000 to $150,000 before talent fees are considered. Talent costs can vary significantly. A Tier 3 DJ may command approximately $50,000 to $75,000, while a Tier 1 artist can cost anywhere from $350,000 to more than $1 million.”<\/p>\n
Costs add up quickly, so hitting those big numbers, like $1 million a night, requires a perfect storm.<\/p>\n
Our expert concludes, “Ultimately, reaching $1 million requires a nearly perfect night: a major event or artist, high-spending customers, a strong filler crowd to maintain the venue’s energy and flawless service from the staff. Even under those conditions, the final profit margin may only be approximately 7% to 15%.”<\/p>\n
That’s pretty close to the margin in most restaurants, actually. Now you know!<\/p>\n
All this to say that a temporary closure of XS is costing Wynn Resorts a metric ass-ton, but in the world of Las Vegas nightlife, if you don’t evolve, you just volve and nobody wants that. Hyde volved. Light volved. Intrigue volved. 1OAK volved. Kaos volved. What makes it worse is “volve” isn’t even a word. You came up through the public school system in Nevada, didn’t you?<\/p>\n
Party animals aren’t completely out of luck at Wynn, of course. Encore Beach Club at Night is expected to take up some of the slack.<\/p>\n
Wynn and Encore have a plethora of places to socialize and flirt with rich guys for free drinks.<\/p>\n
Aft Cocktail Deck, Overlook, Parasol, B Bar and Encore’s Lobby Bar are all worthy places to chillax or whatever our fellow youths are doing now.<\/p>\n
