The Drew, it seems, will never be.<\/p>\n<p>Steve Witkoff, has been mum about details of the sale.<\/p>\n<figure id=\"attachment_26651\" aria-describedby=\"caption-attachment-26651\" style=\"width: 800px\" class=\"wp-caption aligncenter\"><img loading=\"lazy\" decoding=\"async\" class=\"lazyload wp-image-26651 size-full\" style=\"border: 1px solid #000000;\" src=\"\/vitalvegas\/dist\/images\/common\/transparent_3x2.gif\" alt=\"The Drew sold\" width=\"800\" height=\"533\" data-src=\"https:\/\/www.casino.org\/vitalvegas\/wp-content\/uploads\/2021\/02\/drew_feb2021.jpg\"><figcaption id=\"caption-attachment-26651\" class=\"wp-caption-text\">We took this photo a couple of days before the sale of The Drew, mainly because it was just so sad.<\/figcaption><\/figure>\n<p>You remember Steve Witkoff, the bajillionaire who was <a href=\"https:\/\/www.reviewjournal.com\/business\/casinos-gaming\/gaming-control-board-recommends-licensing-for-owner-of-the-drew-1931259\/\" target=\"_blank\" rel=\"noopener noreferrer\">super confident<\/a> he&rsquo;d open The Drew despite the fact <a href=\"https:\/\/twitter.com\/VitalVegas\/status\/1240106283761414145\" target=\"_blank\" rel=\"noopener noreferrer\">we told everyone<\/a> he wouldn&rsquo;t?<\/p>\n<p>Witkoff never found the construction financing needed to open The Drew (the project <a href=\"https:\/\/www.casino.org\/vitalvegas\/plug-pulled-on-the-drew-project-in-default\/\" target=\"_blank\" rel=\"noopener noreferrer\">went into default<\/a> in June 2020), so he sold it to the company once involved in Fontainebleau&rsquo;s development. Ah, the circularity of the universe.<\/p>\n<p>The purchase of The Drew is in partnership with Fontainebleau Development.<\/p>\n<p>While short on details, the news release from Dallas-based Koch Real Estate Investments included a legally-required upbeat quote from Jake Francis, President of Koch, &ldquo;We believe strongly in the Las Vegas market and see the property as a great opportunity to contribute to the long-term success and positive trajectory of this vibrant and innovative region.&rdquo;<\/p>\n<p>If nothing else, Koch already has a handle on how news releases work in Las Vegas, so there&rsquo;s that.<\/p>\n<p>It&rsquo;s worth noting <a href=\"https:\/\/www.prnewswire.com\/news-releases\/koch-real-estate-investments-acquires-title-to-75-complete-hotel--casino-resort-in-las-vegas-301227226.html\" target=\"_blank\" rel=\"noopener noreferrer\">the news release<\/a> didn&rsquo;t mention The Drew or Steve Witkoff at all.&nbsp;Translation: &ldquo;It&rsquo;s awkward.&rdquo;<\/p>\n<figure id=\"attachment_8610\" aria-describedby=\"caption-attachment-8610\" style=\"width: 500px\" class=\"wp-caption aligncenter\"><img loading=\"lazy\" decoding=\"async\" class=\"lazyload wp-image-8610 size-full\" style=\"border: 1px solid #000000;\" src=\"\/vitalvegas\/dist\/images\/common\/transparent_3x2.gif\" alt=\"Fontainebleau Las Vegas\" width=\"500\" height=\"750\" data-src=\"https:\/\/www.casino.org\/vitalvegas\/wp-content\/uploads\/2014\/08\/fountainbleu_billboard.jpg\"><figcaption id=\"caption-attachment-8610\" class=\"wp-caption-text\">We knew we&rsquo;d get to share our fake billboard again at some point.<\/figcaption><\/figure>\n<p>The tribulations of Fontainebleau and Drew could fill up Al Gore&rsquo;s Intertubes, but here&rsquo;s the short version:<\/p>\n<p>* Construction of Fontainebleau Las Vegas began in Feb. 2007 on the site of the former El Rancho and Algiers.<\/p>\n<p>* Construction was halted in 2009 when the project went belly up due to the recession. Painfully, Fontainebleau was a mere 25% away from completion. And we&rsquo;ve all been there,<br>\nif you get our drift.<\/p>\n<p>* Wildly wealthy Carl Icahn purchased the bankrupt Fontainebleau project in January 2010 for $150 million, or about what Icahn typically finds when he looks under his couch cushions.<\/p>\n<p>* In Oct. 2010, Icahn sold off much of the Fontainebleau furnishings. Downtown&rsquo;s Plaza famously decked out its rooms with Fontainebleau&rsquo;s furniture and Downtown Grand snagged a couple of escalators.<\/p>\n<figure id=\"attachment_3150\" aria-describedby=\"caption-attachment-3150\" style=\"width: 800px\" class=\"wp-caption aligncenter\"><img loading=\"lazy\" decoding=\"async\" class=\"lazyload wp-image-3150 size-full\" style=\"border: 1px solid #000000;\" src=\"\/vitalvegas\/dist\/images\/common\/transparent_3x2.gif\" alt=\"Downtown Grand\" width=\"800\" height=\"533\" data-src=\"https:\/\/www.casino.org\/vitalvegas\/wp-content\/uploads\/2013\/10\/downtown_grand1.jpg\"><figcaption id=\"caption-attachment-3150\" class=\"wp-caption-text\">Downtown Grand got a great deal on these escalators thanks to the first Fontainebleau attempt.<\/figcaption><\/figure>\n<p>* In August 2017, Witkoff Group purchased Fontainebleau for $600 million. Yes, we broke the story, but stop singing our praises so much, it&rsquo;s embarrassing.<\/p>\n<p>* In some glorious behind-the-scenes drama, a number of executives were reportedly poached from Resorts World by Drew CEO Bobby Baldwin. The executives were promptly laid off and <a href=\"https:\/\/www.reviewjournal.com\/business\/casinos-gaming\/laid-off-drew-las-vegas-staffers-sue-owner-claim-money-owed-2061041\/\" target=\"_blank\" rel=\"noopener noreferrer\">lawsuits ensued<\/a>. Karma and whatnot.<\/p>\n<p>So, what happens with Fontainebleau now?<\/p>\n<p>First, and most obviously, The Drew won&rsquo;t be called The Drew anymore. <a href=\"https:\/\/www.casino.org\/vitalvegas\/drew-las-vegas-renderings-tease-what-might-have-been\/\" target=\"_blank\" rel=\"noopener noreferrer\">Touching story<\/a>, but awful name for a Las Vegas resort. We&rsquo;re calling it Fontainebleu Las Vegas until we&rsquo;re told otherwise.<\/p>\n<p>Steve Witkoff believed renovating the building would ultimately cost somewhere in the neighborhood of $3 billion.<\/p>\n<p>While Koch Real Estate Investments presumably has the deep pockets needed to potentially open Fontainebleau, it would probably be ill-advised given the landscape of Las Vegas.<\/p>\n<p>Hotel supply has outpaced demand in Las Vegas for some time, even prior to the pandemic. Visitation was flat, a situation brought about largely by gambling being made legal across the country.<\/p>\n<p>The current version of Fontainebleau would have a metric hell-ton of rooms to fill, about 3,780.<\/p>\n<p>Vegas watchers are already nervous about Resorts World. This new resort, not far from Fontainebleu, is bringing 3,500 rooms to the market in the summer of 2021.<\/p>\n<p>There have been lots of lofty predictions about growth based upon things like sports and conventions, but at this point, it&rsquo;s hard to say what that&rsquo;s based upon other than wishful thinking.<\/p>\n<p>We suspect Koch will take a wait-and-see approach, sitting on this asset until market conditions improve, should that ever happen.<\/p>\n<p>There&rsquo;s also a chance Koch is looking at this site for the land. That means Fontainebleu could come down and the site could be re-imagined as something that has a better chance of success.<\/p>\n<figure id=\"attachment_24522\" aria-describedby=\"caption-attachment-24522\" style=\"width: 800px\" class=\"wp-caption aligncenter\"><img loading=\"lazy\" decoding=\"async\" class=\"lazyload wp-image-24522 size-full\" style=\"border: 1px solid #000000;\" src=\"\/vitalvegas\/dist\/images\/common\/transparent_3x2.gif\" alt=\"Drew Las Vegas\" width=\"800\" height=\"533\" data-src=\"https:\/\/www.casino.org\/vitalvegas\/wp-content\/uploads\/2020\/08\/drew_las_vegas_renderings15-1.jpg\"><figcaption id=\"caption-attachment-24522\" class=\"wp-caption-text\">Filing this under &ldquo;Best-Laid Plans.&rdquo;<\/figcaption><\/figure>\n<p>In the meantime, we&rsquo;ll take any movement on the Fontainebleu site as progress, although we&rsquo;ve had our hopes dashed before.<\/p>\n<p>Here&rsquo;s a link to the <a href=\"https:\/\/www.kochind.com\" target=\"_blank\" rel=\"noopener noreferrer\">Koch Real Estate Investments<\/a> site.
